Who's the creator of "Out of Area Investments"?


The creator of this website is Dean Yokota a Realtor with First Team Real Estate Company, Seal Beach branch who has worked in the Orange and Los Angeles counties of Southern California. He has been listing and selling residential real estate since 1987.

My real estate career started back in 1987 but before that back in high school I’ve always had the dream of owning my own home but also to have my own rental properties.

The most financially secure people I’ve known were owners of apartment buildings, hotels, and rental houses. Regardless of whether they worked or not their income properties faithfully generated a monthly income that supplemented their monthly/yearly living expenses. They were living part of the American Dream.

The Southern California area has one of the most expensive real estate markets in the country and will always be because of the commerce, entertainment, beauty, and weather that it offers. And so it being the expensive real estate that it is makes it difficult if not impossible for most aspiring investors to purchase and cash flow out their first property let alone a portfolio of properties. Thus this drew me to the conclusion of buying out of area which opened up a whole new world of opportunities, but where to begin?

The investigative task was overwhelming, where do I plunk down my hard earned money? Who do I chose to help me? How do I increase the chances of my investment going up in value? What unforeseen events should I be prepared for? How do I take care of my property after I buy it?

After extensive research over the internet and networking I contacted various people in my industry who offered me solutions to my concerns. After reviewing the evidence and research data I made my move to buy my properties, my purchase experiences were satisfactory to excellent. Buying investment property is not as difficult a process as it seems, the “Key” is to know the right people who can put it together for you. I currently own properties in 5 states and I plan to acquire more in the coming years.

Keep in mind all escrows are different and offer different challenges but the majority of problems can be solved with patience, cooperation, and due diligence.

Taking all this into account I decided to create this website to help aspiring investors like you avoid costly mistakes and dead-ends that discourages people in their journey to finding a real estate investment and also help them get through their decision making process and put their desires into action.

Some of you may be wondering what’s in it for me or how do I benefit from all this work and research that I’ve done? My goal is to keep this keep this website “Free” to all who desire its information, the only way I get compensated is if you as a buyer purchase any properties through the investment groups that I recommend, a referral fee is offered to me from the investment group ONLY after you have a satisfactory and successful close of escrow. Our investors are NOT charged a penny by me or the investment group, our compensation comes from the sellers of properties that our investors eventually buy from. This arrangement keeps your costs down and encourages continued excellent service, this is important because the investment group wants your repeat business and your referrals of friends, family, and circle of influence.

Lastly, don’t worry if the investment group is not local to where you live, I’ve made sure they can provide excellent service to investors from all over the country, they have even helped foreign investors.
